A planning application has been submitted for this site under reference number TH/06/0650


The site to the north of Haine Road and west of Nash Road at Westwood in Thanet has been identified to provide a new residential neighbourhood. The allocation of the site is for 1,000 new homes across a mix of types and sizes, together with complementary community and commercial uses.

The need for these new homes follows from a shortage of housing in the District, which has arisen as a result of trends such as more people living longer and increasingly in single person households, and also from the need to support and encourage the wider regeneration of the area.
The site will also deliver Thanet some much needed housing to complement the significant range of shopping, leisure and employment uses at Westwood, including Westwood Cross and EuroKent and Thanet Reach Business Parks.

It is ideally located in the centre of Thanet to enable people to walk and cycle to the breadth of attractions nearby. It is also highly accessible and well connected to the area’s coastal towns, seafronts and to London Manston Airport.
 

As well as providing a high quality environment for the residents and a range of community facilities, the development of the site will help improve transport links through Westwood, result in direct investment during the construction programme and contribute to the wider regeneration of Thanet further by promoting the area as a place in which to live, work and invest.

A planning application is to be submitted for the development which will be accompanied by a masterplan. The latest draft is shown within this leaflet. An Environmental Statement is also underway which is assessing theimpact of the development on archaeology, ecology, biodiversity, air
quality, noise, vibration, ground & surface water, visual impact and traffic.

The site area is able to accommodate the required 1,000 homes, a new medical care centre, a linked community facility, a new twoform entry primary school, play space and high quality landscaped areas throughout.

 
 
The need for the primary school is subject to Kent County Council’s current review of school facilities generally, but the developer is happy to provide that facility.

The school, if needed, will be located in a central position alongside the other community facilities. This will provide a neighbourhood centre within easy walking distance for all residents. If the school is not required, the land could be used for more housing with associated gardens and landscaping.

The southern part of the site will accommodate higher density apartments and town houses, with the northern part being lower density larger family homes. A sizeable proportion of the homes will be affordable, spread across the site and managed by professional registered social landlords.

A mix of design styles will be offered to provide choice and interest. Some references will be drawn from the historic Georgian squares within the coastal towns as well as from more modern design styles.

Existing mature trees and hedgerows along the site’s boundaries will be retained where possible. This and the setting out of the public and private open space will provide a high quality development and enhance the ecological value of the site.

The development will be highly connected and very well placed to promote walking, cycling and use of public transport.

  • Pedestrians and cyclists will be given priority

• A central linear path will connect through the site

• At-grade assisted crossings will be provided where required

• Links will connect to existing pavements, crossings, cycle paths and bridle paths

• A bus service will also operate through the site The local road network will also be improved.

• Star Lane will connect with Haine Road and new junctions will be provided with Margate Road and Nash Road

• The short stretch of Manston Court Road alongside the site will be closed with traffic routed along the improved Star Lane

• Nash Road will remain open but a road through the site will provide an alternative to it

• Scope for future improvements to Nash Road will be provided

Together these improvements will provide convenient and safe access through the site and help relieve pressure on Pearce Signs
Roundabout, around which the majority of traffic currently passes.
